Seven steps, every week
A cron job runs the heavy lifting every morning. By the end of the week there is a draft. I do the human edit, then it ships.

Pull everything

Ingest · runs daily 6:15am

The engine sweeps roughly 16 feeds across five different corners of the internet, grabs up to 30 items each, and stores anything it has not seen before. Last run: 268 fresh items.

Turn each item into math

Embed

Every headline and excerpt gets converted into a vector, a list of numbers that captures its meaning. This is what lets the machine tell that "AI loan officer" and "automated underwriting bot" are the same story.

Collapse the duplicates

Cluster · greedy cosine match

The same story breaks across five outlets. The engine groups near-identical items into one cluster (similarity above 0.86, looking back 30 days). How many sources landed in a cluster becomes a corroboration score: five outlets covering it beats one.

4

Score it like an investor would

Rank · the relevance gate

An AI grades every cluster against a rubric written for flippers, landlords, syndicators, and wholesalers. Not for AI researchers. The instruction says, word for word, "be harsh." Model benchmarks and AI politics score near zero and get dropped.

Scored on four axes (weighted)
Investor relevance ×3Real-world impact ×2Usable this week ×2Novelty ×1.5+ corroboration bonus

Anything under the relevance gate is killed automatically. 36 clusters scored, 10 cleared the gate this run.

Ground it in real investing strategy

RAG · grounded in real deal strategy

This step is why it reads like an investor wrote it. Before writing a word, the engine asks a private knowledge base a question: "how would a real estate investor actually use this?"

That knowledge base is the entire Real Estate Investing School corpus, courses, deal breakdowns, and coaching, chopped into searchable chunks and stored as vectors in Supabase. It pulls the closest matches and feeds them into the writer so the "what this means for your portfolio" angle speaks in real strategy language: BRRRR, subject-to, DSCR, speed-to-lead, creative financing.

12,889knowledge chunks
1,117REIS sources
pgvectorsupabase semantic search
query: "real estate investor application of: Google AI Mode" ↓ embed + semantic search across 12,889 REIS chunks returns: top strategy excerpts on lead-gen, marketing, getting found ↓ handed to the writer as grounding context

Write it without copying anyone

Two-stage draft · plagiarism-proof by design

The writer never sees the original article's prose. It is a two-step wall:

Stage A · Extract

Facts only

A model strips the source down to a fact sheet: what it is, the numbers, the limits, is it free or paid. No sentences survive.

Stage B · Write

Fresh prose

A second model writes each section from the fact sheet + the REIS excerpts + the voice rules. It can't copy sentences it never saw.

Then an 8-word overlap check compares the draft against the source. Any echo gets flagged for rewrite before I ever see it.

I do the final edit

Human pass · then publish

The machine hands me a draft, never a sent email. I verify the One Number against the source, cut any tool an investor can't use yet, trim The Wire to what's worth your time, and run the voice check. Then it ships through beehiiv. Nothing sends without my OK.

The Funnel
What comes in vs. what survives
Most of the work is filtering. A few hundred items come in, and only the handful an investor can act on make it out.
268 items
everything pulled from ~16 sources
36 clusters
duplicates collapsed into distinct stories
10 pass the gate
cleared the harsh investor relevance score
5 make the issue
ranked in The Wire, the top pick goes deep in Use This Today
1 issue
grounded in REIS strategy, voiced, edited, shipped
The Voice Check
How it stays sounding like a person
Every draft runs through a checker that flags the phrases that give machine writing away. Anything it flags gets rewritten before I see the draft, and again in my edit if it slipped through.

Non-negotiable rules

NOem dashes or en dashes, anywhere
NOhype words: game-changer, revolutionary, supercharge
NOexclamation points in the body
NO"it's not X, it's Y" setups, "the best part?" questions, lists of three for rhythm
YESshort sentences, concrete numbers over adjectives
